New York City’s Largest Mass Timber Residential Project Slated for Staten Island

On Monday, New York City Mayor Eric Adams and New York City Economic Development Corporation (NYCEDC) President and CEO Andrew Kimball announced that Artimus and Phoenix Realty Group have been selected to build more than 500 mixed-income housing units on two vacant waterfront parcels on Staten Island’s north shore.

The project will be the largest mass timber residential development in New York City and the first publicly awarded project to use mass timber at scale in the Northeast. The sustainable construction material will help reduce the project’s carbon footprint and accelerate its timeline.

Approximately 25% of the new units will be reserved for families earning 40–80% of the area median income. With the selection now finalized, the development team will begin site investigations and advance the design process, with construction expected to start in 2027.

The developer’s design team will participate in the NYC Mass Timber Studio, a technical assistance program that supports the successful delivery of mass timber projects through regulatory and technical guidance.

In a statement, Deputy NYC Mayor for Housing, Economic Development, and Workforce Adolfo Carrión Jr. said:
