NAR Pending Home Sales Report Shows 1.9% Increase in October
On Tuesday, the National Association of Realtors (NAR) reported that its Pending Home Sales Index (PHSI)—based on signed contracts for existing single-family homes, condominiums, and co-ops—increased 1.9% month-over-month in October to a reading of 100. Year-over-year, pending sales were down 0.4%.
An index of 100 corresponds to the level of contract activity in 2001.
The regional breakdown is as follows:
- The Northeast rose 2.3% month-over-month but fell 1.0% year-over-year.
- The Midwest rose 5.3% month-over-month and increased 0.9% year-over-year.
- The South rose 1.4% month-over-month and increased 2.0% year-over-year.
- The West fell 1.5% month-over-month and declined 7.0% year-over-year.
According to NAR’s monthly REALTORS Confidence Index survey, 17.0% of members expect an increase in buyer traffic over the next three months, down from 20.0% a year earlier. Meanwhile, 16.0% expect an increase in seller traffic, down from 19.0% in October 2024.
