US New Residential Single-Family Home Sales Increase 10.9% in April

On Friday, the US Census Bureau and Department of Housing and Urban Development jointly announced that new single-family home sales in April reached a seasonally adjusted annual rate (SAAR) of 743,000, according to estimates. This marks a 10.9% increase from the revised March rate of 670,000 and a 3.3% rise from the April 2024 estimate of 719,000.
The seasonally adjusted estimate of new homes for sale at the end of April was 504,000—down 0.6% from 507,000 in March but up 8.6% from 464,000 in April 2024.
At the current sales pace, this represents 8.1 months of supply, a 11.0% decline from 9.1 months in March but a 5.2% increase from 7.7 months a year earlier.
The median sales price of new homes sold in April was $407,200, up 0.8% from $403,700 in March but down 2.0% from $415,300 in April 2024.
The average sales price was $518,400—3.7% higher than March’s $499,700 and 3.6% above the April 2024 average of $500,600.
