Active Listings of Homes For Sale Jump 18.7% Year-Over-Year in June

Realtor.com reported on Thursday (6-30-22), in their Monthly Housing Trend Report (MHTR), that in June the number of active listing increased year-over-year by 18.7%. The increase represents the fastest yearly pace ever recorded by Realtor.com. While the increase is welcomed, the number of active listings remains 53.2 below its June 2019 level.

According to the MHTR, active inventory increased year-over-year in 40 of the 50 of largest U.S. metro areas, with Austin Texas having the largest annual increase at 144.5%, followed by Phoenix at 113.2% and Raleigh, North Carolina, in third place at 111.7%.

The MHTR is reporting that nationwide, the median listing price hit a new all-time high of $450,000, up 16.9% from a year ago and up 38.5% from June 2019. However, the gain represents a smaller increase than last month’s annual gain of 17.6%.
