Amazon Opens Mass Timber Delivery Station in Indiana

Graycor Construction Company has completed a 171,000-square-foot Amazon delivery station in Elkhart, Indiana, AJOT reported (10-9-25). The new facility—designated DII5—is Amazon’s first owner-occupied mass timber delivery station and is pursuing Zero Carbon Certification from the Living Institute.

Built on a 39-acre site near the Elkhart Municipal Airport, the structure replaces traditional concrete and steel framing with mass timber. Sustainable features include a high-performance envelope with lower-carbon insulation and cladding, a rainwater collection system for toilet use, high-efficiency HVAC and plumbing fixtures, energy-efficient lighting and controls, lower-carbon concrete, and drought-tolerant landscaping.

Graycor implemented a moisture mitigation plan to protect exposed timber and other sensitive materials during construction. The project team also tracked water and power usage, separated recyclable materials onsite, used hybrid-powered equipment, and minimized generator use to limit emissions.

ZGF led the building design, with Atlantic AE serving as architect of record. The station will employ more than 200 Amazon and contract workers.
