US New Single-Family Home Sales Fall in April

On Thursday, the US Census Bureau and Department of Housing and Urban Development reported that new residential single-family home sales were at a seasonally adjusted annual rate (SAAR) of 622,000 in April, according to estimates. This is 6.2% below the March rate of 663,000 and 11.3% below the April 2025 estimate of 701,000.
The seasonally adjusted estimate of new houses for sale at the end of April was 489,000. This is 1.7% above the March estimate of 481,000 and 2.2% below the April 2025 estimate of 500,000. This represents a supply of 9.4 months at the current sales rate—8.0% above the March estimate of 8.7 months and 9.3% above the April 2025 estimate of 8.6 months.
The median sales price was $422,500, 8.0% above the March price of $391,100 and 2.2% above the April 2025 price of $413,600.
The average sales price was $508,800, 0.7% above the March price of $505,200 but 1.1% below the April 2025 price of $514,300.
The US Census Bureau noted that, with this release, seasonally adjusted estimates of housing units sold, housing units for sale, and months’ supply of new housing have been revised back to January 2021.
