Non-Site Built US Single-Family Homes Hold 3% Share in 2024

The market share of non-site built single-family homes (modular and panelized) remained at 3% in 2024, unchanged from 2023, according to US Census Bureau Survey of Construction data and analysis by the National Association of Home Builders (NAHB).

In 2024, 28,000 single-family units were completed using modular (13,000) and panelized/pre-cut (15,000) construction methods, out of 1,019,000 total completions.

NAHB noted the share has been declining steadily since the early 2000s despite ongoing interest in off-site construction.

Census definitions of off-site construction are relatively narrow; in contrast, the Home Innovation Research Labs’ Survey of US Home Builders, which uses a broader definition of “panelized” construction, reports a higher share of 5–12%.
