Canadian New-Home Prices Decline in July

On Wednesday, Statistics Canada (StatCan) reported that its New Housing Price Index (NHPI) declined 0.1% in July, following a 0.2% decrease in June.

The NHPI measures changes in the selling prices of new residential houses over time, based on contract prices agreed upon between contractors and buyers. The detailed specifications for each house remain constant between consecutive periods.

Prices collected from builders reflect market selling prices excluding value-added taxes such as the federal goods and services tax and the provincial harmonized sales tax.

The survey covers new single homes, semi-detached homes, and townhomes. Results are available nationally, provincially, and for 27 census metropolitan areas. The index is not seasonally adjusted.
