25-Story Hybrid Timber Tower Completed in Bellevue, WA

Architecture firm Pickard Chilton recently announced the completion of The Eight, a mixed-use high-rise in downtown Bellevue, Washington, Building Design + Construction reported (7-28-25).

The 25-story building totals nearly 800,000 square feet and includes approximately 500,000 square feet of office space, 11,000 square feet of retail, and five levels of below-grade tenant parking.

Developed by Skanska USA Commercial Development, the tower features a carbon-efficient heavy timber pavilion that serves as the entry to its ground-level public spaces. The pavilion’s extended canopy creates a seamless transition between indoor and outdoor areas. A publicly accessible lobby lounge opens directly onto the public plaza.

The Eight features a high-performance building envelope designed to exceed Bellevue’s energy code. The street-level plaza, rooftop, and seven tenant terraces are designed to optimize natural light, fresh air, and views. According to Pickard Chilton, The Eight is the third project in Washington—and the first in Bellevue—to achieve LEED v4 Core & Shell Platinum certification.
