US Building Material Prices Rise 4.6% Year-Over-Year in June
A closer look at the Bureau of Labor Statistics (BLS) Producer Price Index for June, with analysis by the National Association of Home Builders (NAHB), shows that prices for inputs to new residential construction—excluding capital investment, labor, and imports—fell 0.1% in June.
Year-over-year, the inputs to residential construction price index rose 6.2%. The goods component increased 6.9%, while services rose 5.2%.
Input goods, which account for about 60% of the index, fell 0.8%—the first monthly decline since December 2025. Energy input prices fell 10.3% in June. Building material prices, excluding energy, rose 0.5% in June and 4.6% year-over-year.
Diesel fuel prices rose 65.7% from a year earlier. Roofing asphalt product prices increased 4.0% in June and 9.2% year-over-year. Softwood lumber prices were up 7.0% from a year earlier, ready-mix concrete prices rose 1.9%, and gypsum building material prices fell 1.1%.
Service inputs to residential construction rose 1.0% in June and were up 5.2% year-over-year. Trade services rose 4.7% year-over-year, other services increased 2.0%, and transportation and warehousing services climbed 16.0%.
