S&P Cotality Case-Shiller Index Reports 1.4% Annual Gain in US Home Prices in November

On Tuesday, S&P Dow Jones Indices (S&P DJI) released the latest S&P Cotality Case-Shiller US National Home Price NSA Index, formerly known as the S&P CoreLogic Case-Shiller Indices.

Year-over-year, the US National Index posted a 1.4% gain in November 2025, matching the 1.4% annual increase recorded in October.

The 10-City Composite rose 2.0% year-over-year in November, accelerating from a 1.9% gain in October. The 20-City Composite advanced 1.4% from a year earlier, up from a 1.3% increase the prior month.

Among the 20 cities, Chicago recorded the largest annual gain at 5.7%, followed by New York at 5.0% and Cleveland at 3.4%. Tampa posted the weakest return, with prices down 3.9% year-over-year.

Before seasonal adjustment, the US National Index declined 0.1% month-over-month. The 20-City Composite edged down 0.03%, while the 10-City Composite increased 0.1%.

After seasonal adjustment, the US National Index rose 0.4% month-over-month. Both the 10-City Composite and the 20-City Composite posted monthly gains of 0.5%.
