S&P Cotality Case-Shiller Index Reports 0.9% Annual Gain in US Home Prices in January

On Tuesday, S&P Dow Jones Indices (S&P DJI) released the S&P Cotality Case-Shiller US National Home Price NSA Index, formerly known as the S&P CoreLogic Case-Shiller Indices. Year-over-year, the Index posted a 0.9% gain in January, down from a 1.3% gain in December 2025.

The 10-City Composite rose 1.7% annually, compared with a 2.0% increase in December. The 20-City Composite advanced 1.2% year-over-year, easing from a 1.4% rise the prior month.

Among the 20 cities, New York recorded the largest annual increase at 4.9%, followed by Chicago (4.6%) and Cleveland (3.6%). Tampa registered the weakest return with a 2.5% decline.

Before seasonal adjustment, the US National Index fell 0.1% month-over-month. The 10-City Composite fell 0.03%, and the 20-City Composite declined 0.1%.

After seasonal adjustment, the US National Index rose 0.2% month-over-month, while the 10-City Composite rose 0.2% and the 20-City Composite rose 0.2%
