Modular Construction Planned for 33-Unit Habitat for Humanity Project in Ottawa
A 33-unit modular housing community will be built on surplus municipal land in Nepean under a CA$9.4 million partnership involving the City of Ottawa, Ontario, and Habitat for Humanity Greater Ottawa, Ontario Construction News reported (12-10-25). The project will test the scalability of factory-built housing for the non-profit sector.
For Ottawa’s construction industry, the move highlights a shift toward off-site methods aimed at compressing schedules and reducing exposure to labor shortages and weather delays.
Habitat for Humanity Greater Ottawa has previously used prefabricated components, including at Titus Landing on the former CFB Rockcliffe airbase in 2021. However, the Beechcliffe project represents a larger and more complex modular build, with townhome units manufactured off-site and assembled on prepared foundations.
“Lessons learned through the construction of these homes will inform the ongoing work the province and its partners are doing to support modular homebuilding,” the province said.
Site preparation is underway, and sales applications are expected to open in early 2026.
