720 Modular Advances Multi-Phase Modular Apartment Project on Prince Edward Island
720 Modular keeps stacking success in the Maritimes
720 Modular is advancing a multi-phase apartment project on Prince Edward Island aimed at speeding housing delivery, as the Calgary-based builder applies modular construction to reduce on-site timelines, according to SiteNews (1-27-26).
The project, known as the Malpeque apartment development, includes two six-story buildings. Phase one delivered an 82-unit seniors’ apartment, while phase two consists of a 63-unit family-oriented building now underway.
Over the winter, crews craned the modules for the second building into place despite challenging weather. Craig Mitchell, vice president of operations at 720 Modular, said the full craning process took about 22 days, longer than planned due to rain and high winds.
“The main thing for us in modular construction is making sure that the modules remain weathertight during craning,” Mitchell said. “Go slow to go fast. Take your time and do it right. This will absolutely improve the schedule at the back end.”
720 Modular said it has refined its approach in Atlantic Canada in recent years, applying lessons learned from earlier projects to improve efficiency and coordination. Those adjustments were carried directly into Malpeque’s second phase.
Troy Ferguson, founder and CEO of 720 Modular, said working with the same team across multiple buildings highlights the repeatability advantages of modular construction.
“When you are talking about the efficiency of modular and how things can speed up with the same team and that repeatability model, building two for us was an example of that,” Ferguson said.
Ferguson added that modular construction can significantly reduce on-site timelines, particularly in regions with unpredictable weather. He said a traditional build would typically require about 24 months on site, compared with roughly four to six months after modules arrive for a modular project.
