Howard Hughes Building Houston’s First Mass-Timber Offices
Howard Hughes Holdings is building greater Houston’s first mass timber office building, One Bridgeland Green, Connect CRE reported (5-10-24). It will be located in the 70-acre, mixed-use development Village Green at Bridgeland Central. It will be a 49,000-square-foot, Class A office—the first office project introduced at Bridgeland Central. Completion is expected in the summer of 2025.
One Bridgeland Green will be constructed using 1,700 cubic meters of spruce-pine-fir, dowel-laminated timber (DLT) decking, and cross-laminated timber (CLT) shear walls. Additional materials include low-carbon concrete and zinc cladding supplemented with renewable energy and high-performance systems designed to reduce the overall carbon emissions associated with the building’s lifecycle.
Based on building modeling and projected usage calculations, One Bridgeland Green is expected to reduce annual energy usage by 25% and lower municipal water consumption by 80%, Connect CRE reported.
