US New Single-Family Home Sales Fall in December

On Friday, the US Census Bureau and Department of Housing and Urban Development reported that new residential single-family home sales were at a seasonally adjusted annual rate of 745,000 in December 2025. This is 1.7% below the November rate of 758,000 but 3.8% above the December 2024 estimate of 718,000.

An estimated 679,000 new homes were sold during all of 2025, 1.1% below the 2024 total of 686,000.

The seasonally adjusted estimate of new houses for sale at the end of December was 472,000. This is 2.7% below the November estimate of 485,000 and 3.5% below the December 2024 estimate of 489,000. This represents a supply of 7.6 months at the current sales rate—1.3% below November’s 7.7 months and 7.3% below the 8.2 months recorded a year earlier.

The median sales price was $414,400, 4.2% above the November price of $397,600 but 2.0% below the December 2024 price of $423,000.
