US New Single-Family Home Sales Decline in July

On Monday, the US Census Bureau and Department of Housing and Urban Development reported that new residential single-family home sales were at a seasonally adjusted annual rate (SAAR) of 652,000 in July, according to estimates. This is 0.6% below the June rate of 656,000 and 8.2% below the July 2024 estimate of 710,000.
The seasonally adjusted estimate of new houses for sale at the end of July was 499,000. This is 0.6% below the June estimate of 502,000 but 7.3% above the July 2024 estimate of 465,000. This represents a supply of 9.2 months at the current sales rate—virtually unchanged from the June estimate of 9.2 months and 16.5% above the July 2024 estimate of 7.9 months.
The median sales price was $403,800, 0.8% below the June price of $407,200 and 5.9% below the July 2024 price of $429,000.
The average sales price was $487,300, 3.6% below the June price of $505,300 and 5.0% below the July 2024 price of $513,200.
