According to the U.S. Census Bureau and HUD, new single-family home sales in May 2025 fell to a seasonally adjusted annual rate (SAAR) of 623,000—down 13.7% from April and 6.3% below May 2024 levels.
The number of new homes for sale rose to 507,000, up 1.4% from April and 8.1% from a year ago. At the current sales pace, this equates to a 9.8-month supply—up significantly from 8.3 months in April and 8.5 months in May 2024.
The median sales price rose to $426,600 in May, up 3.7% from April and 3.0% year-over-year. The average sales price reached $522,200, up 2.2% from April and 4.6% from May 2024.
